am not trying to beat a realtor out of a fee as suggested in one answer.?

.The seller is not interested in using a realtor. My realtor says he can do nothing for me. There must be some people or companys that will walk you thru the paper work for a FEE, not for free. I am willing to pay the fee.

Use a lawyer who specializes in real estate in the area where you are buying. Do some research - most lawyers have websites and list their current clients. Call around several who specialize in real estate development and they will usually have someone on their staff who will be more than happy to help you purchase a FSBO for a fixed fee. A lawyer will provide more value than a realtor, as they can provide legal advice, and a realtor cannot.

You can always hire a buyer's agent and pay the commission % that they ask for yourself, if this is a for sale by owner situation. It is not just the paperwork although that is important, but the liability that an agent is also exposing themselves to. Hence the %. With a buyer's agent, you will finally have someone representing YOU and looking out for your best interests, pointing out defects, helping with the entire process and making sure that YOU are getting the best house for the best price with the least amount of stress.
Is this what you proposed to your agent or just a nominal fee?
