This will have a steady drone and it will wear on you. I just finally closed a listing in Sandy Springs that was two streets and a lot of woods away from 285 and the seller took a beating on it. From an appraisal standpoint we'd hit it for external obsolescence due to that noise.

You might get a deal getting in but you'll take a hit getting out, I'd pass if it were me.

Jim,

The noise level in the neighborhood is comparable to most backed up to traffic, once inside the home with the normal business of your daily life happening around you - it becomes minimal as most in the neighborhood have enjoyed living there.

I agree that your tolerance level could vary one way or the other. I would be happy to show you this property in order to judge for yourself.

I have buyers that have purchased with me from Buckhead north along this GA. 400 stretch that are comfortable and happy. If you are not represented and want to take a look at this property and others that are convenient but not bordering 400, just give us call directed or email.

Yes, Jim, this neighborhood does experience noise and is a key reason that the price is much reduced on this home as it backs to the traffic and is not buffered by another street of homes. There are many other great deals in this price range close in.

You could also go north by an exit and pick up another group of great homes in this price range in neighborhoods with amenities. Let me know if you would like assistance in your home search.

There is a noise barrier installed along this area of 400 but there will still be some noise. Anything within 1/2 mile or so from 400 will have some noise but everybody's tolerance is different. If noise ia a problem for you, there are plenty of other properties in this area available. I would be happy to send you a few.
