Hello folks10 Year old homes in Valley Ranch

hello folks,

I have been looking around for homes in Valley Ranch area of Irving.
My Budget is anything between 230 & 250K, and I'm looking at houses which are not over 10 years old. I'm willing to compromise on the size of the house, given my limited budget.
However, this area is at a point of saturation, and the prices of newer homes (2000 & above), which happen to be bigger, are over 300K. I'm finding it extremely difficult to find something that i remotely like....
I needed some advise from any of you who have experience with this area. Here is my question
1. Should i expand my search to include older houses (10 years & older), if so, how old can one realistically look.
The reason being i ask, is that i do not plan to live in this house for more then 5-6 years, therefore my feeling is that it is difficult to sell a 17/18 yr old (considering i buy a 10-12 yr old house) vs selling a 10/11 yr old house(again, considering i buy a 5-6yr old house).

HI Khan, Right now there are only 5 single family homes in Valley ranch that were built in the last 10 years within your price range. I don't think you should concentrate as much on the age of the house as to the quality and condition. It's all in the upkeep. Some homeowners really update their homes to the max and take good care of their homel, so don't give up. Also, you are probably familiar with the saying "location, location, location" it is a highly desirable area and the age is not going to affect it much.

Also, have you considered Coppell? There are a few homes in your price range in the Greens.

People who want to live in Valley Ranch are going to move to Valley Ranch. The homes will not get and newer there, so if they want the area in 5 years, they are going to buy in the area when all of the houses will be over 10 years old.

I would recommend concentration on the floor plan, lot, location, and condition rather than on the age of the home. Having grown up in just-built neighborhoods, when it came time for me to buy a home, I wanted some place with mature trees and a more settled feeling.

There are three different school districts in the Valley Ranch area, so you may want to give some consideration to that factor. It will be a resale factor for some subsequent buyers.

I live in Coppell backs up to Valley Ranch few suggestions: I am a Dallas real estate agent, and a Dallas home mortgage loan officer.

a) Extend your search to Coppell, Las Colinas, these locations are only a few miles from Valley Ranch.
b) There has been some great Dallas home foreclosures in these areas that are 15% or more below market value
c) Some of these homes 10 years + are die for on the interior
d) Valley Ranch and area had some GREAT property increase in values over the past several years.

This area is very popular due to proximity to the airport and Las Colinas. There are also some other great things about VR, like the new pool area they're building for children, new library, etc. You are right about the age of the homes. There has been very little built in the past 10 years that will be in that budget. There will be some, but not many. I wouldn't worry as much about the age of the home as much as I would about location and condition of the house. Many of the older homes probably in the eyes of many of my customers have superior design and lots. Of course beauty is always in the eye of the beholder. I will soon have a very nice one story home for sale near Ave of Champions and Cowboys parkway in that price range.
