Right now many buyers are nervous about overpaying, give them a reason to feel comfortable. If you add the appraisal with the CMA's suggested by Beth, I think you'll have the best assessment of your home's value.
To determine the value of your home you should get a hold of a local agent who will provide a market analysis for your area. If you are thinking of selling please make sure you get at least 3 opinions from three different agents. If your area has been negatively affected by bank owned properties and short sales you'll need to adjust your numbers downward to have an accurate picture of value. Good luck.
