I answered your first question as well. Three companies come to mind. I have not done personal business with them but they all belong to the National Association of Residential Property Managers.
1. Nelson Reeves handles Fulton and Dekalb I think 770-451-2323
2. Partners Management handles properties only inside of I-285 404-876-8700
3. Amerisouth Management handles only Fulton County 678-245-4620
You might try googling each of them to see what kind of web presence they have.
Hope that helps.
Nelson Reeves is actually Nelson-Rives their site is http://nelson-rives.com/

Thanks for the nice comment Joshua!
I know a guy who is a one man show - investor/contractor/property manager - exclusively Intown, but he may not always be someone who is as "buttoned up" as Partners. He might be cheaper, but cheap ain't always best.
The wall in the shower fell and the whole was 3feet by 6feet. It took three months to fix the problem. When Pat finally took care of the problem she started to tell me her personal problems. "My son-in-law does not like me" I almost fell over. I said "Oh, that is to bad".
They advertised the condo had a functional fireplace. It was not and lighting caused me to get burnt. One year latter after complaining they had someone come out to fix the fire place and they had no clue to what they were doing. Soot was all over the condo and I lost my furniture (Sofa. chairs, anything that had coving on it.
When they finally had a cleaning company clean up the mess (they did not do a good job) the cleaning crew took my vacuum cleaner, my broom, and my cleaning products. It took months to get my stuff back.
There is soon much more, but do not trust these people. Pat, has lied so many times. She never lets the truth get in the way of a good story.
I am just leaving our annual convention for The National Association of Residentiial Property Managers. I think I remember answering your original question over a year ago. I would suggest going to http://www.narpm.org and looking up the Atlanta area property managers that are members of this organization and contacting one of them for assistance. Two that I would recommend are Andy Ritan with http://www.ritanpropertygroup.com and Excalibur Property Management at http://www.excalhomes.com. Hope that helps.
Sorry you made some poor choices and had some bad experiences but please don't lump us all in the same category. I have heard more good things about both businesses that you mentioned than bad.....but it is good to hear both sides. Good luck with your investments. Remember to set your clocks ahead tomorrow night.
Nelson-Rives also provided a tenant but forgot to clear the check before the tenant moved in. The check bounced all the way into 4 months later. The tenant never payed a dime towards rent, and we needed the sheriff's Dept to have him evicted 5 months later. I own properties all over the US and GA, so far has the worst, least professional real estate people I've ever come accross.
