I am a land purchase expert in San Diego, you will not find many with my experience on Trulia. I do not know your level of experience in purchasing raw land and how to value the property. If you are aware of what is involved based on my comments below, please feel free to move forward.
In looking at the listing, there are a few things that immediately jump out:
1. The parcel has no tax ID number, which means you will have some/or a lot of work to do with the city planning department to get to the point where you can build. This is both time consuming and expensive and there is no guarantee the city will approve the property for construction.
2. The property has vast contours and slopes. This type of property is expensive to grade and build on as you have to build into the hillside, use pillars and retaining walls.
3. There are no utilities to the property, also an expensive proposition.
4. It is close to the 15 Freeway/805 Freeway exchange, there will most likely be road noise.
