#1. Stay away from anyone who is charging you something for advice in real estate. There are plenty of professionals out there who can help you.
#2. Don't ever think that forecllosures and short sales are the best deals in town because they are not.
#3. If you want to deal in real estate, use a pro, i.e. a REALTOR!!!
As you already know Melbourne is a great area, not only to visit but to also live there. Melbourne unfortunately did not miss the negative turn in the market. They were probably one of the hardest hit areas in the Florida. They have a large number of foreclosures and short sales that are actually flooding the market. With that being said it is also a great time to get a deal. Some "foreclosure sites" that do charge fees I would stay away from. There are not really real estate companies they are just websites that generate money by providing "specialty services". There is no need to use one of these companies. It is much easier to work with a Realtor that can help weed out the good and the bad situations for you. As a buyer it is free for you to work with a Realtor while shopping for a home. It is a great deal for you because they can listen to all of your wants and needs, do all of the leg work, filter out the properties that do not fit your needs and then send you the properties that do work for you. What a deal!
I would be happy to listen to what you would like in your house in Melbourne and help you with the search.
If you would like to email or call me we can open a window of communication where I can find out more about what you and your wife would like to buy. I look forward to talking to you soon!

Local Area Information
Come visit one of America's best kept secrets and you will truly fall in love with our subtropical paradise!
Just 35 miles east of Orlando, Brevard County prides itself as the home of Kennedy Space Center, the only facility in the world that launches the Space Shuttle; Port Canaveral, the second-busiest cruise port in the world; 72 miles of beautiful Atlantic Ocean beaches; and the largest collection of endangered wildlife and plants in the continental United States. With its tropical weather, cultural activities, educational opportunities, active and passive recreation options, high-technology industries, and family-friendly atmosphere, the Space Coast offers an exceptional quality of life that residents and visitors enjoy year-round. Nearly 500,000 people call its 15 municipalities and unincorporated areas "home."
Tucked in among the other beach communities of Brevard County, Indian Harbour Beach sits on two square miles of land between the Atlantic to the east and the still waters of the Indian River Lagoon to the west. Beachfront parks are a great place for a picnic (most have running water to wash off the sand before you replace your flip-flops) and Gleason Park offers 27 acres surrounding a beautiful lake, with exercise trails, lit by Victorian lights in the early evening. Tennis is available on city courts and baseball and soccer fields are available at the city’s million-dollar sports complex.
Mark, you truly are the Somerset Oceanfront Specialist. I really appreciate the way you have worked with me as an owner of two units. I know listing with you is the right choice as you are well connected both in the local community and to the international buyers. Each time I talk to you, it seems you have my best interest in mind. Thank you!†S. Veal, MD 03/22/08

I met Mark Palace at the Curves Vibrant Womens Conference and decided to have Palace Properties help me find a place to rent or buy. He had a place within an hour and I could see it that evening after work. Mark works hard for his clients and always kept in contact with me by e-mails and phone calls when I needed to talk to him. Never had to wait long for a call back. He is very professional, courteous and respectful. There are some realtors out there that should take lessons from Mark Palace, Palace Properties.

The advice I would give you is to talk to a Realtor® in the area that you are interested in buying. All Realtors® have the ability to find all foreclosures in the Multiple Listing Service ( MLS ) that meet your criteria, and for FREE! I work in Brevard County and my office is located in Melbourne. Currently we have around 700 listings that are labled as Bank/Corporation owned and around 1500 Short Sales. Bernie if your looking for a list of foreclosures or short sales or traditional sellers ( they are now competing with the other two ), then please email me at firstname.lastname@example.org. We are #1 in the entire Brevard County area in closed transactions with buyers in 2007 ( #1 out of 500 registered Real Estate companies ). Talk to you soon!
We agree with other posters on the issue of buying "property lists." You are right to question this. We also recommend avoiding this option.
Additionally, it is our recommendation to avoid "short sales" because of the length of time and uncertainty involved in this process.
Our recommendation is to focus your attention on foreclosures or regular sales. A good agent will be able to help you find the right opportunity. We woulld be happy to refer you to someone that will assist you and provide quality service with your specific needs in mind.

My name is Leah and I was born and raised in Melbourne. Your best bet is to contact a reputable realtor in Melbourne. In the state of Florida you may have an agent represent you at No Cost to you!! Is it the same in Connecticut?
The other responses were correct when they say "Stay away from wesites that want to charge you money". If you would like a reference to some good agents, I know plenty, considering I lived there for over 25 years.
Please contact me at Leahprovenson@bellsouth.net or call me at (404) 310-7144.
I look forward to helping you out.
Have a wonderful evening,
I recommend not purchase any of these foreclosures listings most have out of date info. or properties unknown if they are truly a foreclosures. Since foreclosures, short sale, preforeclosures as HUGE BUZ words across the country many are taking advantage of potential buyers
If you work positively with a real estate agent I am assured solutions to all of your questions could be resolved. http://www.lynn911.com http://www.homes-for-sale-dallas.com
