When a listng is placed on the MLS there is an offer of compensation to the buyers agent on the MLS. There are two types of print outs on the MLS....an agent version and a client version. The compensation is noted on the agent version.

The buyers agent commission is posted on the MLS for then to see prior to having any contact with the sellers agent. It is typically 2.5% to 3%.

Thank you for all your responses. I have read a lot lately about real estate in perpetration to sell and buy again and I appreciate this forum. Thank you again.

I had a Coldwell Banker Realtor named MayAnne as my agent back in 93. Did you dye your hair? I was a young Marine that bought 4650 Rose Dr Oceanside in late Nov of 93?

When a property is listed, the % of commission offered to a buyers agent is noted in the agent listing report and not the buyers report. So yes, they do know their commission prior to communicating with the sellers agent.

If you're buying property that is through the MLS listed system, the buyers side of the Broker's commission will be listed on the listing form. Check with the realty person you're working with and they will share that information with as a general rule. If you're working with a Buyer's agent, that person will also have that information at their fingertips and should share this information upon request. Hope this help.
