What is a struggling homeowner to do?

As a real estate professional, I should know, but I don't. What should a homeowner, who is in financial turmoil do first to avoid foreclosure? Talk to the bank? Try to sell? Is the stimulus just a rouse to make it appear that there is help? I have yet to see a protocol of how to find help for those who want to stay in their homes, but have fallen victim to this economy. There is a ton of literature on how to talk to your accountant about the tax credit, but nothing on what to do when seeking help to avoid foreclosure, as the stimulus also promises.

The first thing you can do is contact neighbor hood works that is a govt sponsered agency that is suppose to help people in foreclosure. Their number is 888-995-hope. If you have specific questions, you can e-mail me and I will respond in a general way, but you will need someone in illinois to help you, I am in wisconsin.
