Chewy, Home Buyer in 10019

Summerhill homes decent? They have 3 communities in San Jose/Santa Clare - are they even finished?

Granted they are model photos but they look nice enough - my only big question is why are they inexpensive (400-500K for 2-3 bedroom)? Are they in a terrible area?

Summerhill does have quite a number of communities in the area. I believe you are inquiring about Village Square in San Jose's Burbank/Midtown Area. Its an area that has seen quite a bit of change in the last 5 years. However, it does have a fair share crime and is a low income area. Schools are not very good compared to other communities like Campbell or Sunnyvale.

The home you are inquiring about is in Rivermark. Its a short sale and there are quite a number of short sales and REO in that area. Rivermark is a great community. Its situated in North Santa Clara which makes it a great commute to jobs and San Jose Airport. The community is well designed, there is a well developed commerical shopping center nearby. The development is a bit over 5 years old so many properties are underwater on the mortgage and therefore there have been some great deals there this year.

Its very safe and clean, the school, Don Callejon is only two years old. It is a K-8th school. From what I hear from the parents who have children enrolled there are very pleased with the school. The community has an organization and meet regularly.

The homes in that area will range from mid $500K for a two bedroom townhome to $1.3 million for a 3000 sqft. single family home.
