I am as confused as you are. The listing indicates it is a 4/3 but the official tax records indicate it is a 3/2. I suspect it is a 3/2 and the fact it is a "short sale" has colored the data inputed to MLS. The only way to resolve this is to go and take a look first hand. Hi Julie, This home is a 4 bedroom home with a den and it seems to be listed at a great price. However, it is a Short Sale which means the sellers lender must approve of the price. You do not know if they will approve the price as it is currently listed. Some agents are listing short sale properties very low just to bring in an offer that they can submitt to the lender to see if the lender will accept it. We have new rules now that prohibit us from doing this and all short sale properties must be listed at appraised value. I am not sure if this property is listed at the appraised value but I could do a CMA for you to find out.

The agent did not use the correct language required for a short sale either. This is what should be in the description of the property.

“ Listing price may not be sufficient to pay the total of all liens and costs of sale and sale of property at full listing price may require approval of seller’s lender(s), and such approval may be conditioned upon the gross commission being reduced. Such reduced commission shall be split 50/50 between Listing Broker and Selling Broker.”

I am very familiar with this model by Morrision Homes and can assure you it does have four bedrooms and a den. The property appraiser records are incorrect. Give a call or email if you'd like to go view it.
