I'm looking in the Lawrenceville area near Mall of Georgia. The Preserve subdivision seems like a great fit

for us, but I am wondering why it seems like so many homes are for sale in this subdivision. Is there something going on under the surface?

It's just the market. The Preserve is a great little neighborhood. There's negatives to it, just like any other neighborhood. The traffic coming home off of 85 is a mess, but the schools and community can't be beat. There's some pretty good deals in there for the money. Be careful of the weird floorplans in some of the homes though.

Lots of nieghborhoods have a lot of homes for sale right now.

Great answers, Joe & Joshua. I know of several real estate agents who have or still live in The Preserve and they all have had good things to say about the community. Making a left turn out of the S/D onto Hwy 20 certainly can be a challenge at certain times of the day. I also have friends that live in the community as well as regularly show homes to my buyer clients in The Preserve and they all absolutely love the amenities at the clubhouse/pavilion. Most neighborhoods tend to go through a higher than normal selling cycle about every 5-7 years. In my professional opinion, if the number of listings is under 10-15% of the total number of homes, you should not necessarily have cause for alarm or concern based upon the number of homes for sale. The inventory of homes to choose from are generally higher in most communities given the present market conditions. Best wishes locating your new home - Ted

Good point about N85 being congested. One thing though, they just widened N85 and opened another lane starting at the Lawrenceville-Suwanee Road exit that runs and exits diretly at the Highway 20 (Mall of Georgia) exit. This has cut the travel time going north on 85 tremendously.

The 85/Highway 316 improvement project looks to be about done also. That really opened things up going S85.

Also, there are plans to over pass a lot of the stop lights on Highway 316. When that is completed the flow of traffic going North and South on 85 will be excellent.

The Preserve is located right between I85 and Highway 316, a perfect location!

The only real problem is that traffic does back up on Highway 20 going to and from the mall on the weekends during the holidays! I don't know how they plan to address that but I am not complaining, that means there are a lot of jobs available for folks living in the area!

There is nothing negative going on here that we know of, it is a pretty good subdivision!! We have lived in this subdivision for the last 6 years. Great place to raise kids and for the money the location can not be beat! My wife and I are real estate brokers and this is where we chose to live. Call my wife Lucia Brooks at 404-803-0483 if you would like to see homes for sale in The Preserve and find out the real comparable sales for our neighborhood. People are moving up and want to sell their home. I just took a listing near the mall and could only find one home in the area for sale. Let me know if I can help.

because the banks loaned people money to move in and they had no business getting into this neighborhood. we have alot of foreclosures and reduced sales driving all our property values to the basement. screwed again by big business and banking.

Hi Katie. The Preserve is a very nice subdivision and has been popular. There are a variety of floor plans and elevations, some with basement, some without. Nice swim and tennis facilities and sought after schools. Good luck with your search.

The fewer for sale signs in a neighborhood the better. You really have to talk to people already living in the neighborhood. Knock on doors, introduce yourself and tell them that you are looking at buying a particular house. You will get the real scoop before you buy. Good luck.
