How long will the City of Alexandria, VA allow real property tax arrears before instituting tax proceedings?

I know of two properties that are three and four years behind on taxes. I know that liens that have been placed on the properties, but no other formal proceedings have commenced.

Seizure of Real Estate

When real estate taxes remain delinquent as of the December 31 following the second anniversary of the original due date, Tax Services & Enforcement may work with the Court to seize the property and sell it to satisfy the delinquency. These properties are sold through public auctions that are open to the public. (Code of Virginia Section 58.1-3965)

Pay attention to the statement "Dec 31 following the second anniversary of the original due date" If your already close to that date and can't pay off your existing taxes, give me a call at my distress property hotline at 1-800-731-1158 ext 1334, and we can see what your options are. I included a link to the info and contact info for the tax services department.

Apparently the City will let owners not pay for a very long time before doing anything about it.

Yes, you are probably right. But I was just wondering what others experience has been.

At the risk of providing incorrect information, which REALTORS are advised against, you should simply contact the city of Alexandria's Tax Division and ask them what their process is. It may even be posted on the web site. It's always best to go straight the source for information like this.
