Thanks for your question about The Parks at Tanasbourne/Brownstone Homes. This is a great opportunity to create a dialogue that can be helpful to both potential buyers as well as Realtors. Let me start by introducing myself. My name is Scott Hall and I am the principal broker for Brownstone Real Estate Group and an onsite agent at The Parks at Tanasbourne.
The Parks at Tanasbourne is a Community of 102 Townhomes conveniently located just off Cornell at 188th. There are six unique floor plans to choose from ranging from 1499-1978 sq. ft. The floor plan options include 2 or 3 bedrooms, one or two car garages, and are priced from the low $200's. The homes overlook Magnolia Park on the West side of the property and a passive nature park on the South side. In addition to the two parks, the community is in walking distance to Whole foods, Streets of Tanasbourne, Trader Joe's, Regal Cinemas, Barnes and Noble, Starbucks, Noah's Bagels, Extreme Pizza and many other commercial amenities.
Location is only one of the benefits at The Parks at Tanasbourne. The higher level of standard finishes include hardwood floors, stainless steel GAS appliances, 42" Upper Cabinets with crown molding, two inch blinds, built in bookshelves on both sides of the gas fireplace, walk-in closets, and more.
In addition to the location and higher level of standard finishes there are a few homes left that qualify for 100% financing at a 4.875% interest rate or a 3.875% interest rate with 20% down. This financing ends May 15th so if you want to take advantage of it you need to act fast.
When you add it all up; the two parks, the restaurants, the stores, the location, the higher level of standard amenities, the financing incentives, the quality of construction and the low price, it is not surprising to see Phase I nearly sold out and people putting down deposits on Phase II.

I specialize in this area of town. There are a lot of new projects out there. Legend is still selling the last few units off at the Q condominimus and those were great buys at $179,900 at Orenco Station.
Arbor Crossing is my favorite project for the money. The Parks is in a good location but is in a busier mixed use area and the density looks pretty high with little green space.
These units are 3 story walk ups and the least favorable floor plans in an aging market place of Baby Boomers so I can tell you that resale will be tougher than a flat or two level.
I think your money is better spent on a 2 level or one level and somewhere that has a bit more amenities. I also think you should call the HOA's at the last few projects that The Brownstone folks built and get a referral from the HOA on how responsible the builders were and if they stood behind their projects.
They had I believe some homes slide into the creek or close to it over in Orenco off of Quatama (please verify this) and this caused some folks to loose their investment. I guess that could have happened almost anywhere but you need to be careful. i also would not buy in any project early on.
This market is getting better but there is no pressure to buy as there is still a lot of inventory out there. Also how will you be able to take advantage of this market and the low rates if you can not close on anything yet?? All things you need to consider.
If they are $150,000 buy one. If they are over $200K I would wait. There are homes for sale in the low $200's. Also expect issues with the HOA. They start out super cheap like $110 a month and within a year they blow up to $225 per month. $225 per month can pay for $50,000 in mortgage payment now so a home at $250K will cost you the same per month as a $200K town home.
There are units in Bethany and Orenco that you would want to see if in fact you are thinking about spending this type of money.
So be careful and do not get talked into anything to early on.
