Pooh, Both Buyer and Seller in Buffalo, NY

How long will a high ranch in Northen West Islip (Suffolk NY) stay on the market these days before it's sold?

It's in a quiet neighborhood and in very mint shape with updated kitchen and bath, new driveway, landscaping, hardwood floors. New fence.

4 bedrooms, 2 full bath, Patio and front porch, large yard

Pricing is everything! lately we have been seeing alot of activity in the local market. Homes that are priced fairly are selling quickly!

To answer your question there were 4 hi-ranch sales north of Sunrise Highway in West Islip in the past 6 months. The average days on the market was 70 with a low of 39 and a high of 104 days.

Although there is an average time homes stay on the market according to MLS you can control the time your home stays on the market. Through proper pricing and staging. Staging a home is an important part of the marketing effort you put forth in the sale of any property. Packaging your home for profit and making it appealing to home buyers is a huge factor in the current market as is proper pricing. When you interview agents ask them what the average days on the market is for their office as well as their own personal stats. Hire the company who averages the best price in the least amount of time. If your agent can not answer questions about there own track record and how quickly or slowly they are selling homes it is a sure sign it is not very important to them. Any agent has access to MLS stats but you want to know what their personal track record is and how they are going to sell YOUR house.

In any area, if a home is priced to sell, it will sell and should sell quickly. If it is overpriced, it will never sell. Period.

With 2 years of inventory on the market as of today, it could take as longas 2 years. I could remeber when there was less than 65 homes in the market in W Islip, now there is over 120 on the market. With 20 other Hi Ranch's on the market I must say you would have alot of competition. So what it boils down to, the marketing and the proper price placement of your home will make the difference in being able to sell it now, or 20 months from now. Hi, the length of time a home is on the market depends on several things. It depends on whether the house is priced correctly, the realtor that markets it and the quality of representation by the listing agent, the amount and quality of exposure , whether there are any "bonuses" or perks offered (such as a selling bonus), the condition of the property and also its comprability to the area market.

Homes on Long Island are taking about 4-6 months to sell right now and the time on the marketing is influenced by the price, location, condition and the marketing being done by the Realtor.

It takes a lot of Experience to get homes Sold in today's market, that's why you need to List your house with an Experience agent/broker. For a house to sell in today's ever changing market it is very important to price it right from the beginning. Remember, Price, Condition and Location, Location, Location it what helps sell properties quicker!

the length of time it takes to sell a property is directly connected to the asking price. The higher the price, the longer the time it takes to sell.

I am a local agent in the west islip area. I am a longtime resident and active volunteer in the community.
I have always loved this neighborhood and I am quite familiar with all of the positive things about it.
