Hi Joe,

Have you considered residential communities near Disney approved for short term rental? Windsor Hills, in example, is just 2 miles to World Drive and very popular among renters. They have condos, townhomes, and single family pool homes in a guard gated, resort atmosphere. To give you an idea, I have some pictures of the amenities here:

The condos were built in 2005. Here are the listings:

Another alternative...someone mentioned the Convention Center...Vista Cay is located directly next to the North/South Building of the Convention Center and also approved for short term rental. The Builder is actually liquidating their final 7 units this weekend (or there are re-sale opportunities). Previously priced in the $400s, we can get you one in the low to mid $200s. Rentals are not as well established here yet, but the location is excellent and the units are quite luxurious at 1,893 - 2,097 sq. ft. depending on plan.

I would be happy to help you. Just let me know.

We recommend Floridays Orlando Resort, close to Disney and Orlando Convention Center. Four star hotel/condo draws good rental income from convention center.

I know of several resorts that might work for you. I work with foreign nationals buing in Orlando area. They are all looking to use the home them self for a few weeks and rent it out when not using it.

Joe,

WorldQuest isn't in the best of ways at this point, I personally know of an investment group that tried to work things out with banks and they walked away.

Not saying it's going down the tubes just a bit of a tight spot.

It's a great location but there are other vacation rentals communities out (condo/townhome/single family) there and most due to the market have great buys.

I have personally sold many vacation rentals and 3 family members worked with one of the largest vacation rental builders from '98 until 2006 (one was over all projects).

Hi Joe -- I don't see this particular address listed in the MLS. There are 10 units actively listed on the market in this complex from $160,000 to $440,000, and they do allow for short term rental agreements. The one thing to know is that the monthly HOA fee is $560.

If I can be of any help in getting you more information about these properties, or any other short term rental property sales in that area, please contact me.
