If the information is publicly available shouldn't potential homebuyers (like myself) be able to access this information?
Is there a free Gainesville MLS search available?

I'm interested in acquiring a forclosed property also

Hi Gerrit,

I agree with Dana. Most of these homes arent even on the market.

The better way to find actual foreclosures in a market is to work with an agent. As Realtors, we can access the MLS or multiple listing service to search the data base of homes for sale that match your criteria- like bank owned foreclosures. Then we can send you a list via e-mail. In Gainesville, we recently went through an overhall of our system and can now set up searches of the MLS to automatically notify you of new homes that match your criteria too.

This is a great way to get the information you want for free from trusted professionals working in the field and who are able to show these homes to you as well. I have personally represented a number of buyers recently who have purchased foreclosed properties and I highly recommend you have an agent represent you. Each bank is playing by different rules and I can assure you their contracts are not written to protect your interests.

Do not pay for this information! Realty Trac and other similar sites are not listing sites. They publish notices of default & foreclosure from the public records. This information is available for free! In the case of the house you are asking about,it is a lis Pendens which means it can take a year to foreclose at which time it will be listed at current market value based on neighborhood comparables at the time. $12K is not the listing price,it is the amount of the outstanding loan balance.
