The "ideal" price would be what you are willing to pay for it. There is no better definition for market value. However, if you want a quick feel for the pricing possibilities; call a local realtor for a comparative market analysis (CMA) or call an appraiser to get a quick Broker' Price Opinion (BPO). It's obvious which one carries more weight, but it will cost you a bit as well.
