How long do you plan on owning this property? Have you been pre-approved by a lender? Do you know how to make an offer and what other items in addition to the "Contract for Sale and Purchase" are required? How have you calculated your offer price? Are you sure you're not over-paying?

As all the others attest, you are better off with your own Agent representing you. Your Agent has a fudiciary responsibility to you. The Seller's Agent's fudiciary responsibility is to the Seller. We would all be happy to work with you if you want to contact any one of us.
I just verified that this property is still for sale. If your intention is to make an offer without representation, I wouldn't recommend it. For one thing, the Seller pays for the commission and has already agreed to pay a certain amount by contract. More important is to have an experienced and knowledgeable Broker find out if there's anything wrong with the building and that you don't pay too much for it. Additionally, Selling Brokers are often reluctant to deal with unagented Buyers because of their lack of knowledge of the business.
