Things have picke up a bit, but sales numbers are declining. There is still a large supply, but thankfully the numbers have supply by months has fallen drastically. Supply is the amount of inventory divided by the amount of buyers. I don't know what price you are in, but here are the numbers...$100-150k=6.5 month supply, 150-200=5 month supply, 200-250=7 month supply, 250-300=10.5 supply, $300+ you are getting into a 2 year supply. There are approximately 2,100 single family homes for sale in Canyon County. Nampa has 46% of the market share with NW Nampa having the largest cut at 22% of the Canyon County market share. Average sales price has dropped from $199k two months ago to $177k last week.
Because prices have dropped in Boise/Meridian we are not seeing the large numbers of first time home buyers moving over to Nampa like we were last year. I am seeing a lot of interest in Nampa from the out of staters though. Most of them are used to a bit of a commute and find the smaller towns appealing.
As with any home if it is priced right, well kept and marketed, it will sell. It just may take a little longer.
