Realtors, how are your sales in Nampa looking?

I'm selling in the SE Nampa area, but wondering how much interest in Nampa you're seeing.

Things have picke up a bit, but sales numbers are declining. There is still a large supply, but thankfully the numbers have supply by months has fallen drastically. Supply is the amount of inventory divided by the amount of buyers. I don't know what price you are in, but here are the numbers...$100-150k=6.5 month supply, 150-200=5 month supply, 200-250=7 month supply, 250-300=10.5 supply, $300+ you are getting into a 2 year supply. There are approximately 2,100 single family homes for sale in Canyon County. Nampa has 46% of the market share with NW Nampa having the largest cut at 22% of the Canyon County market share. Average sales price has dropped from $199k two months ago to $177k last week.

Because prices have dropped in Boise/Meridian we are not seeing the large numbers of first time home buyers moving over to Nampa like we were last year. I am seeing a lot of interest in Nampa from the out of staters though. Most of them are used to a bit of a commute and find the smaller towns appealing.

As with any home if it is priced right, well kept and marketed, it will sell. It just may take a little longer.

Janet - I looked at your listing. You are right on. You just need to wait for the right person to see it. The home is beautiful and spacious. Your agent has taken really excellent pictures and you have a great price! There is not a thing to improve there. The only thing stopping the sell of your home is the lack of buyers so it is just a waiting game for the right person. It will happen!

Thanks - Appreciate the information! Hoping that someone falls in love with our house soon :) We've dropped the price $25k from where we started in September, so just need to attract the right someone's attention!
