If I find a foreclosure property in west palm beach, florida...in a community with hoas.. could there be a?

lien on the property because of hoas being in arrears? How would I find this info out? Would the buyer be responsible for back payment of hoas?

If you know the owner's name, you can do a look up on the Palm Beach County Clerk website: http://www.pbcountyclerk.com/
Click on Official Records Listing on the left side. If the HOA has placed a lien on the property, it will show up there. Keep in mind that the dollar amount listed on the lien will not include any interest that may have accrued.
If you do not know the owner's name, you can find it on the Property Appraiser's website - you can do a look up with the property address. http://www.co.palm-beach.fl.us/papa/index.htm

If it's a foreclosure or short sale we can put contract contingent upon HOA fee's being brought up to date. It's negotiable. The title co. will also run a lien search.

You need to first find out if it is a true foreclosed property or if it is still being considered for a "short sale". A short sale is when the owner of the property is trying to work with the bank to find a reasonable acceptable offer that the bank will take and release them from their mortgage. If it is a true foreclosed property, the bank has already removed the owners from the property and they (the bank) now owns the property. Generally, the buyer in either case will be responsible for added closing costs that you may not have on a traditional sale. Each foreclosed property and short sale is a little different...make sure that you read the counter offer VERY CAREFULLY, and understand all the clauses so you don't get surprised at the closing!
