What would be the average net appreciation of two bedroom homes in gerstle park since 2002?

The MLS records only go back 5 years, but I went back to the archives to see activity in 2002 & 2003. Your question is a VERY broad one since there are more factors to put into the description other than 2 bedrooms such as square footage, more than 1 bath, condition, lot size, location, and upgrades/remodeling. Those factors contribute significantly to the value.
In general, here is the activity specifically in that time frame in Gerstle Park:
2002: 5 sales $485,000-825,000
2003: 13 sales $500,000-825,000
2004: 5 sales $610,000-770,000
2005: 4 sales $680,000-839,000
2006: 7 sales $650,000-840,000
2007: 7 sales $616,000-805,000
2008: 2 sales $735,000-740,000
Following a specific property would be a better way to get a more accurate idea or staying within a specific sqare footage. The market and the economy also plays a role. For instance, people who didn't have to sell in 2008 probably decided to not put their homes on the market.

Gerstle Park is a great place to live. I grew up there and still have many friends there and indulge myself at the restaurant at Panama Hotel whenever I get the opportunity. The Yamamotos are correct when they say that it is more meaningful to track a specific property, and I can do that for you if you are interested. That said...

4 days later and I realize I placed the wrong link to view value history, sorry.

Rather than attach a specific URL go to Zillow.com and enter ANY address in Gerstle Park. Try "15 Madrona Street, San Rafael". Go down to the Charts & Data and see All Charts & Data.

The historical charting varies a snit from property to property but... it should tell the story. You can peep other properties by clicking on each to determine the number of bedrooms.

I would posit ot you that any calculation of average appreciation in Gerstle Park since 2002 is speculative since it requires two pieces of information that do not exist, the current average value and 2002 average value. About the nearest one can get to an accurate response is probably using zillow.com which calculates current and historical value.

Take a look at the link below of an arbitrarily chosen property in Gerstle Park where you can see price changes since 2004(Click on 10 year Market Value Change Chart). I suspect you can do the same for your property by entering your address.
