What does"TotUp/Mn" mean?

Asked by Jennelle Eastand, Grand Junction, CO Tue Jan 20, 2009

I'm trying to figure out what "TotUp/Mn" means when looking at an RMLS listing under "residence information". I know it has something to do with the square footage. I always thought that unfinished basement square footage wasn't or shouldn't be included in the total square footage of a listing. The property states 3042sqft, the RMLS my realtor sent me on this listing says:
Upper SQFT: 933
Main SQFT: 1109
Lower SQFT: 1000
TotUp/Mn: 2042
#Lvl: 3
The house looks like a 3 story, the 3rd being a finished attic space. I hope his makes sence to someone. I just want to know if this information means that the house square footage of 3042 includes the unfinished basement. Thanks to anyone who can enlighten me!

I am no expert on this. But since nobody else has answered this question yet, I will give it a shot...

Based on listings that I have seen with the TotUp/Mn value, it appears that this number represents the total square footage of both the "upper" and "main" levels. So, 933 SQFT on the upper level and 1109 SQFT on the main level equals the 2042 SQFT for the TotUp/Mn.

I would think that the "upper" floor is a second story of the structure and not necessarily a finished attic. A photo of the property could help confirm or deny this.

Also, on the listings that I have seen with a value for "Lower SQFT", they always have a basement, not a crawlspace or slab. This would indicate that the lower square footage is showing the unfinished basement in the listing you referred to.

So, to answer your question directly... Based on the information you provided, the 3042 square footage does in fact seem to include the unfinished basement.

If anyone thinks I am way off on this, please correct me and give Jennelle the proper answer.
