What is the average time on market in the Jackson/Josephine Counties, Oregon?

There are many variables. We section our counties into different areas. Example: East Medford is all properties within the city limits but east of the freeway, We have West Medford and Southwest Medford and so on. There is also the price, square footage (size of home), age of improvements, etc. I will give you an recent time evalution from our MLS: January 1 2008 through June 20, 2008 properties in Ashland in median price range of $364,000 were selling in 118 days while in White City in the median price range of $149,000 they were selling in 67 days. You must remember that many of these homes have been on the market previously and when the properties are inactived for 3 months the market time starts fresh. Because we have more homes on the market now than ever recorded in our MLS, you must price a property competitively and it must appraise. Because our values have decreased and appraisers can only look at sales of the previous 6 months we are coninually re-evaluating property prices.

The average DOM for Jackson County according to the MLS Stats report is 96 days. That number will vary based on city and property. If you have a specific city I can get you that number as well. You can also go to http://www.jacstats.com for more information.

Our latest stats that from May 1 thru Jul 31, 2010 for Jackson County is 93 days. Not too bad overall. This just proves if you price the home right it will sell!
