The HOA documents have arrived! GOOD NEWS for your Chihuahua! Arn and Marcy are correct ..yes there are pets at this property and the answer is in the Rules. According to the Sharon Ridge HOA Rules adopted June 6, 2007, yes One Pet be it one dog, cat, aquatic pet, bird or other agreed upon pet with the association may live with you. It may not infringe on the princliple of quiet enjoyment for all residents.
I hope to see you and other pet lovers this Saturday between 1pm - 4pm for the open house. HOA documents will be at the open house too.
This Saturday I will be holding open 675 Monte Rosa Dr. Unit 811 from 1pm - 4pm and I will have the HOA documents at the open house for you to review. Pets are an important part in our lives! The Home Owner's Association has told me no pets, but the answer is in the rules and regulation. I will have these documents later today from the escrow company and should I discover another answer I will send another reply. All my best, Karen Amon-Coldwell Banker
Arn is a very smart and very kind agent. I called the listing agent to get accesss to the HOA docs but she did not know the code to get them from the online site. I will call the title company tomorrow and post the exact wording of the pet policy for this complex. I think when I checked a few years ago they did not allow pets, but as Arn said, those rules change all the time. I should have the wording posted by early afternoon.
Marcy is right, HOAs change rules and regulations over time.
Many HOAs have completely re-written their CCRs in the past few years because CCRs drafted 20 to 30 years ago may not fit current law or current standards.
Always check in writing.
All contracts used in our area specify and give the buyer the right to fully review the HOA docs.
There are even services that will review HOA docs for you.
Either Marcy or I will be happy to help you. Marcy has been around a long time as I have.
Especially in a market like this, one should look for an agent that has been through hot and cold markets alike. Agents who have been in the business only a few years do not know what a cold market is or a normal one for that matter.
Unfortunately I believe this is the complex that does not allow dogs. There are others in Menlo Park that do, but not this one. I have written an article about pet friendly condos and townhomes that is on my website http://www.marcymoyer.com Go to the link on the left that says Pets in Condos... and you can read my article.
Many complexes have weight restrictions on dogs, but that would not be a problem for your chihuahua, and most complexes allow at least one pet, most of them 2. But unfortunately I believe this is not one of them. I will call the agent and let you know if I am wrong.
This development allows ONE pet only.
One Chihuahua is fine. Two is not.
How many do you have?
This is a great price for a Sharon Heights location.
Let me know if you would like to take a look.
