Looking for an investment single family home, duplex, or fourplex?

Hi there, I am looking to find a great deal ( like everyone else). My thoughts are to owner occupy a duplex at 200k max or 4 plex at 400k max so that I can positive cashflow. Have also thought about a single family in oceanside 200k will rent for 2k/month. Would appreciate any advice/ recomendations. What is the best investment for positive cashflow, good deal, and decent area?

There are many available in the South Bay area like Chula vista, National City, Spring Valley. I just sold a 2 unit duplex 2 bedroom 1 bath each for #140,000 and the bank is willing to give us new carpet , new appliances and new paint. this is the time to buy. Hello M,

I don't think you will find a duplex for under $200K. Right now single family rentals offer the best returns. That may change soon now that demand has shifted and inventory is drying up. I speacilize in working with real estate investors. Reach out to me if you would like to discuss further.
