RE Pros....Why do you participate in Trulia? If mulitple reasons, what is your primary objective?

Yes my primary objective is to collect dead presidents, however I do have multiple reasons......

1. My best friend is a open house.
2. I really like Emily's hat.
3. I think Realtor Chicks are HOT.
4. I think it is amazing that Rogers last name is trulia
5. The voices in my head don`t listen like you do.
6. I am self employed
7. I was a Thumb in a previous life.
8. It saves on gas
9. I can just walk away when you are talking.
10. This will be the cheapest Christmas card ever.
11. I don`t have to get dressed
12. It has really helped my spelling.
13. I draw on your pictures.
14. I still don`t understand the Community Guidelines
15. Ah.......I need the MONEY.

OK, I'm answering this one. When I was doing some research to answer someone's question about their rent being increased in another state that I knew nothing about, I looked up the exact wording and median rents for that person's county. What I learned was that according to the IRS I am a RE PRO. NOOOOO!!!!!

They say there is no such thing as a selfless act. If I do something for someone else, I'm really doing it because it makes me feel good. I'm doing it for the poor lady that keeps being told her block house is ugly. I'm doing it for the trusting sole whose agent sold them a house even though they couldn't afford to make the mandatory repairs within the required 90 days.

When agents protect their street corner, the consumer loses out. If an agent can't transfer their knowledge from one location to another, how skilled are they at transferring their knowledge from one person to another or one situation to another? I want to work with a well rounded knowledgeable open minded person. So here was my follow-up post:

What about people who move from one area to another?
We have discovered that some people base pricing on sq ft and some areas won't even tell you what sq ft is. We have also discovered that some locations are able to use 1/4 or 3/4 baths. Would someone who is from an area that counts a 3/4 as a full bath not look at a home because it didn't have the 3.1 they want? And Buyer's agency is confusing enough without having to cross state lines. A buyer needs to understand what they don't know in order to ask. I have learned more than I can say. I have changed my opinion from the beginning of a post to the end. I ask a question for sport to ultimately discover that everyone needed to work through the answer and think about it. I get a "feel" for an agent and know that when my sister needs to sell her home, I know an agent in her town that can help.

Hi Deborah, I am simply trying to take your #1 rankings..LOL

There are a number of forums for us but, none allow us to really help those poor Buyers and Sellers who just can't grasp the depth of knowledge it takes to transact. How many times do you have to deal with an Agent that just doesn't get it? I experience it daily. I can simply laugh it off..but, For the Buyer or Seller? They only have the one chance and are right smack in the middle of it. Here they can get some REALLY good insights and, maybe, get better representation or, find a better way than the one their Agent is presenting. I hope I can help make OUR world a little better. Can you imagine a world where all the Agents knew what they were doing and represented their client rather that their own wallet? This forum is where I can help! And maybe get some of your #1 rankings, of course. ROFL.

I have found Trulia to be, for the most part, a place for like minded professionals to meet to discuss what really matters in real estate today. Of course, there will always be exceptions to the rule, as with everything real estate. But we can live with that if the benefits out weigh the few, "I don't have a clue" people we occasionally have to deal with.

Trulia is a great place to meet Buyers. I am getting more hits on my website via Trulia than anywhere else on the web including Google and Craigslist. I haven't yet closed a deal as a result of Trulia but I am currently working with 2 buyers that are Trulia generated leads.

Don't tell Trulia though, they might start charging us to be here.

I love seeing multiple perspectives and comments on different issues/topics. Its fun!...and truly habit forming to respond to the Q&A. I hope non-industry participants get as much out of it as the agents do! I think this forum provides a place where everyone can ask questions that they may be hesitant or even afraid to ask in person...there have been some fantastic thought-provoking dialogues on this forum.

Sylvia, Interesting comparison to Rotary. I am not a member, but have attended as a guest before.

And, everyone else........haven't heard that you are here for ratings or for solicitations. Guess I will have to wait for a few more posts.

Originally it was to try out my writing and blogging skills, then to improve them.

Then Trulia gave me a talking teddy bear and a T-shirt !

I never thought I would make it in to the top ten of voices nationally, but once I got onto a list, I felt like I should make a half hearted effort , at least, to stay on the list.

This weekend there have been a few postings and emails that are causing me to rethink how I will contribute in the future. As the regulars here know, I can be as adversarial and as controversial as anyone, I just want to spend that adversarial energy where it will be useful.

At some point this coming week I will start a thread: "" Can we self police Trulia Voices or will that lead to vigilantism and flame wars?" email me if you want me to email you when I am ready to post it.

I almost consider it "journaling". I'm somewhat amazed at what comes out of my mind when I sit down to write these blurbs. I think I've deleted a few questions which were over the top in my response. I've said it in another post but I have this do double duty as I post MY answers to MY blog plus I use some of the case studies on my weekly radio show. I'm amazed at some of the questions by the consumers (yes, they DO NEED us!) and by some of the responses by our brethren!!
I see some "lenght" of these responses and think, "Geez, these people got to get a life!" then re-read some of my answers! Yeah, but I type 65 words a minute! (right!). Leads--"bread upon the waters!". My response is akin to what I heard a long-time Realtor guru say, "Show up, tell the truth, and don't be attached to the results!"

When my sister was looking to purchase her home, she kept coming here to get information. She was asking me as well, but it was a nice, easily accessible place for her to go. She liked getting different opinions from other agents as well and would confirm them with me. I came to the website to see what it was all about and just started participating. I think the forum is a great place to get other opinions too. Our business is not an exact science and there are so many grey areas. I always keep an open mind, listen to other agents and many times it will get me looking at things in a different way. The more information we all have, the better we can serve our clients!

For the first week or so, I was just reading the Q&A and continuing to educated myself of the real estate industry. I then began to see a few questions pertaining to my area of expertise answered inaccurately I felt compelled to start replying to questions in order to provide accurate responses. If I happen to gain a few realtor clients along the way who decide to use my services, then that's gravy.

Your posts, at times, can be adversarial and as controversial. In most cases, your posts do this in a healthy thought provoking way. Thank you for being the catalyst that has caused me to rethink the way I look at things on a few points. i.e. Value in buyer agent bonuses.

The only thing that change I would want to see is to hear more often from you. Your Voice lends much to Trulia and benefits the public and RE Pros.

Hi Deborah:

Great question. I was introduced to Trulia at inception by my brokerage - one of the founding companies for Trulia. We are also the first ones to provide Trulia feeds from our website and have continued to do so.

Trulia Voice is meant to be consumer based - where real estate pros (Realtors, Mortgage Brokers, Appraisers, Architects, Inspectors, etc) come and ask questions on real estate related questions. They might ask questions as a brand new buyers and sellers or just feel the water, they may just want to get some opinion, some confirmation, or they may ask questions about specific area or may have very specific questions about what's happening on their current real estate transaction; or just a palce to get things off their chest.

My main reason for participating in Trulia Voice; at first, I thought it's a good place to get leads. Pretty quickly, I found out that's not the case. I started to see that there are consumers or real estate pros who really need a forum to address their concerns or qustions. That's when I really got going - to help and hopefully, to make a difference.

The spectrum of questions is really interesting and turns out to be what draws me in and makes me stay on. . If a lead comes from this, it's icing on the cake. .

Kind of like my Rotary club - when checking out the club, they made it very specific - this is not a place to get referrals, this is a place to help and make a difference. Maybe you make great friends, build wonderful reputation and get a few referrals along the way; but you just don't join Rotary for that!

Im hear to keep my mind sharp on the views of fellow Realtors and professionals at the same time being able to listen to consumers concerns. I help when i can but try to see what becomes of this forum. I think its a great model, and i hope they are able to make adjustments as this continues to grow.

It was none other than the ADD Doctor himself, Dr. Hallowell. By nature, successful adults with ADHD (Attention Deficit Disorder - the H stands for Hyperactivity) are entrepreneurs, type A personalities and insomniacs. We also tend to be hyper-focused and have addiction problems - such as being addicted to Trulia.

Lets look at this Happiness Circle. I was miserable before I connected with you Rock Star Trulians and the grateful anonymous posters. I have a true connection with many of you now. I started playing on here by asking and answering questions. It was fun. Then I began to learn things: things that I didn't know, things that I had forgotten and things that I needed to research to find out. Then I started taking it more seriously. As sick of hearing the Realtor analogy to doctors and lawyers, it is true that these professions are "Practices." There is so much involved that you can never know it all. But to be happy, we strive to master our knowledge in our chosen professions. Fortunately for others, that is not enough. We then need recognition, i.e. thumbs up and thank yous. To accomplish this we must connecting with people. So we "give back." As I said earlier, there is no such thing as a selfish act.

The difference I see in the posts of selfish people verses those that are giving back is HAPPINESS.

A thumbs down... nah... just figure the reader didn't get the point of the question or in some cases, consider the source if the answer is that bad.

My office mate told me about Trulia. I asked her (Cindi) to tell me more but all she said was to answer the questions and I would figure the rest out. I had some time off and got really involved and enjoyed the questions and answers.

It became a forum to help people (buyers and sellers) and share and provide information and experiences with Realtors across the country. I can't say I got any business from it but I find it stimulating and addictive.

Deborah, I have been posting my listings on Trulia for a while; however, I just started with Trulia Voices. I can see that this is a great forum for keeping real estate skills sharpened while also seeing other agents view points to questions. I can see that this is a great way to network with agents across the country. You never know when I might have a client moving to New Jersey or Florida. As a matter of fact, one of my sellers just moved to New Jersey. This is also an avenue for potential buyers and sellers to gather information and perhaps an agent to help them with their needs. More important to me is that I am in this business to help people. My satisfaction comes from knowing that I exceeded my clients expectations, the paycheck is the bonus. On Trulia, someone asking a question in Colorado knows that my answer is sincere and not a ploy to get their business. I am only license in Georgia at this time. There is such personal satisfaction in helping others just for the sake of helping.

Ruth asked me to weigh in on this. I have found Trulia to be quite educational and addiction. My initial objection was to find out what Trulia really was and what they did. Through answering questions I have formed a few cross country alliances, shared knowledge and provide a helpful forum for the consumer.
