Check with an attorney and see if your contract had a mediation clause in it. If there is, look at setting a mediation between you and the seller.

I am licensed in VA, but would not feel comfortable commenting on this issue since I am not involved in the deal.

I would speak to your agent, broker, and lawyer.
If you did FSBO, I would go directly to your lawyer.

Since REALTORS are not attorneys and should not offer legal advice, your best bet would be to contact a real estate attorney in your area. Always seek competent legal advice and give them the details of your situation.

Hi An. How did the seller break the contract? Are you sure the seller thinks that his conduct was equivalent to cancellation of the contract? What do the agents in this transaction have to say? I agree with Cindy. We need more specific information. Thank you.

Can you provide some additional information as to what the reason is that the seller is breaking the contract? What were the contingencies and where they met? Are you represented by a buyers agent? And if so, what do they have to say?
