I have 4 lots that I purchase in Houston,
Texas. I can get a loan to build the homes 1484 sq. ft 3-2-2, a value at $120,000.00,I can construction loan of 50% to 55% LTV. I need to put the construction lender in the 1st lien position. I can give you a 25% yearly return on your money.

I need a 2nd hard money loan. I am building 4 homes I have the lots right now I need to move the construction lender into the 1 lien position so I can build the a 1684 sq. ft. 3-2-2 home value at $120,000.00. I can get a construction loan at 50% LTV. Hi David. This might be a difficult task. Back in the day when big bucks were being lent like there was no tomorrow, I only remember my hard money guys doing first position. I really don't remember any second positions on hard $$ at all. In FL they were only lending 50% LTV.

I think the problem's going to be position.

Since many of the hardmoney lenders have vanished, I have to know more about these properties. Are these properties single or multifamily? If single family what is the money for? If multifamily, are they cash flowing presently? There are too many things that I need to know to be of help.
