This home has been on the market for quiet a while Pramila. It was over priced for the market, but now it is realistic. The best way to see if you really like the home is to see it inside and out. Here's a little more information for you. As you may know, the single most important factor in setting a fair price for a home is the price that comparable homes in the area recently sold for.

In the case of this home, in the last 90 days within 1 mile of it, comparable homes listed for an average $606,566 and sold for an average $592,500.

This home has been for sale for a long time. It was first listed in July 2008 at $729,000. It was reduced several times, most recently to $595,000 on 2/12/09. One drawback is that it's awfully close to the freeway. Without seeing the home in person it's hard to be specific, but I'd guess it could be bought for something less, maybe in the $585-$590,000 range.

This is a home that has been trying to find a buyer for a while. It did get a sale agreed but ultimately the buyer backed out - I'm not sure why. Now it seems to be well priced but I would suggest looking at a market analysis before deciding to write an offer, if you decide to do so.

I can prepare a market analysis for you and show it to you of course. The most important thing to remember is that you do need independent representation (that means you need an agent other than the listing agent). Any reputable Realtor who works the San Ramon market (like me) should be able to help.
