As a Home Buyer, what is biggest concern about buying a home, other than financing?

Is finding an energy efficient home in your top five list of must-haves?

Hi Frances- I agree with Scott below. Energy-efficiency is usually NOT on the Top 5 list of buyer concerns, even with all the hoopla over the past 12 months about "green" and energy efficiency, etc. When you get to the bottom of it, of course buyers "like" energy efficiency, but it takes a back seat to affordability, quality and age of home features and systems, etc.
I worked for RE developer up to a year ago, and then I found the same thing. People talk a big game, but if they have a choice between the new and best house insulation, and the ritzier granite for their kitchen countertop, you know what they are picking...

The biggest concerns i always see are:
1. The house passing all the inspections
2. The buyer obtaining financing
3. The house having updated roof, windows, siding, electric and heating systems.
4. Condition of cosmetic items paint and flooring
5. Kitchen and bathroom condition
I dont have as many buyers asking about energy efficiaency as they ask specific questions as the age of and type of heating system along with does it have newer windows and then what type of insulation. I hope this helps. Good luck in your search.

I feel having the wrong attorney can kill the deal. They can mean well for your buyer however some really put more "stuff" into the addendum then necessary and the deal can potentially die.
My suggestion is interview attorneys as well as realtors..

For first time buyers we think it could be affordability. The economy, employment, income etc. cause individuals to worry about being able to maintain a home financially.
