TSK, Both Buyer and Seller in Aurora, IL

Agent needed in Aurora & Oswego Illinois

Asked by TSK, Aurora, IL Sun Jun 15, 2008

I am considering a move to Oswego and need a real estate agent very familiar with the area and willing to assist with the Neumann homes auction in two weeks. I am also considering selling my existing home in Aurora. Please give me your best but short sales pitch.

Help the community by answering this question:

Good Morning. I am an agent that lives and works in Oswego. As the auction is in 2 weeks I am hoping you have had the time to tour the properties for auction in Oswego. Southbury is a great subdivision, and will be a great investment over time. If you have not toured the homes, they are open on Saturdays for inspection.

My role in your purchase of an auction home will be to give your an accurate market value for the home you are bidding on, to insure you don't overbid. If you have already chosen one (or a few) let me know the addresses and I'll get to work on the market analysis.

As the sale is to be closed at the auction, you will need to have your financing in order that day, loan set and ready to close. Hopefully you do not need to sell your current home to make this purchase, as they will not accept a homesale contingent bid. I have a few reliable lenders that I work with if you need a second opinion on your financing.

As for your Aurora home, I have done quite a bit of work in and around Aurora, so I feel confident in that market. I can provide you with a market analysis for your current home, and would be happy to forward you my marketing plan. Please call or email me asap with any questions on the current market, or on your neighborhood in particular.

This question is from 2008! I think its a waste of everyone's time to bring up a 5 year old question. Thanks Trulia but you could do much better.

Every property I have worked on as a short sale , listing or purchase has closed. The key is to be consistate with the bank and be in constant communication with the buyer to keep them updated.

If you have not picked an agent please allow me to introduce myself briefly. Lived in Aurora until moving to Oswego in the late '90's. Worked for 2 independent Aurora brokerages. Have worked as a new construction sales agent (Kennedy homes), currently own boutique brokerage firm in Montgomery, have been a licensed loan originator. Have done short sales (successfully), taken staging courses, and even gone to 2 National Realtor's Convention to keep current on the latest in my industry...(few from our area go)....believe technology and the internet have improved the real estate industry....customer service....stay in touch, answer truthfully and pick a great team (lawyer, house inspector, financial consultant) and try to make the process as easy as possible. You can reach me through my website.. http://.www.dynamicbroker.com. Good luck!
