What will mobile homes like those on Tahquitz Drive be worth in the next year?

Help the community by answering this question:


It's never easy to say what the prices will be next without giving a price range. I see that last year the prices were in the high 100k and now they are selling in the low 200k.

There is a mix of units in that complex. Some coaches are much newer and some include the property. The new coaches that have the property included seem to be holding their value and some are starting to increase slightly. I hope this helps.

Here's another update: The Mobile Home in the Rancho Adolfo Mobile Estate located at 77 Caleta Drive (#159) is in a NOD status, and now also has an offer (Contingent-Back Up) as of yesterday. The Buyers and Sellers will need to wait for the Lender Approval of a Short Sale for the Camarillo mobile home. Make it a great week! The link below is good for 30 days.

As I mentioned last week, i now have helped a client identify and purchase the mobile home at 190 Rancho Adolfo Drive here in Camarillo. The property is now "Contingent-Back Up" -- waiting for my Buyer to remove their contingencies after performing their due-diligence.. Prior to the close of escrow, the mobile home will be converted to real property, with a "Certificate of Occupancy" being issued. This process will save my Buyers hundreds of thousand of dollars by enabling them to finance the entire property as "real property".

Here's the current link to the Rancho Adolfo MHP listings. Five homes are now actively listed and 4 have sold since the end of February '08. The low $200s is still the trend for these properties. Enjoy your summer!

never done a mobile home purchase. are we talking about trailers? they have blue book values, right? like cars? they depreciate in value, right? like cars? generally they rent the land - the land is the real estate. i guess in some areas you own the lot, but the few of these we still have in Loudoun County VA (near Dulles) are definately land rentals. Also - when (and they will) the owners sell the land for development, the mobile homes have no place to go, because some can't be moved and others simply can't find a place where zoning allows them. Be careful with this type of purchase, It is not a true REAL ESTATE transaction.

I am a REALTOR specializing in Camarillo Real Estate. I am currently working with another mobile home buyer, Cassidy, who is having a bit of difficulty getting financed. We should know by this week if she's approved -- and, then, which mobiles will actually qualify for the financing. I have another lender available if this current one is unsuccessful.

The Rancho Adolfo Mobile Estates currently have six (6) active listings ranging from $169,000 to almost $375,000. In answer to your specific question, I think it depends a lot on how motivated the seller is, what condition the home is in and how liberal the lender(s) are. I pride myself in assisting buyers to negotiate the absolute best price and terms on Camarillo real estate. Afterall, we've all seen the "ceiling" and are unsure of where the "floor" is.

Sometimes there are areas, where Trulia might not a have local agent in your community to answer correctly. I always suggest calling some local realtors and asking them to help you out. You would be amazed how talkative, and informative they can be.
