when purchasing a townhouse (no association fee) does an end unit add value to your house?

In the average development near us, the end units are often larger than the interior units. This, coupled with the greater amount of natural light and air flow, will often raise the value of the end units. This will not be the case if the unit is situated in a bad location such as a high traffic entrance or adjacent to a parking lot. The end unit loses its appeal if the main thing coming through those extra windows is shining headlights and exhaust fumes.

Yes, most buyer prefer the end units because you have more natural light coming in. Also you have one less common wall so it can be more private and quiet. I see about a 5% to 8% premium for end units over middle units if the square footage is similar.

The short answer is, it depends! Location within the development, proximity to streets, what is located next to the unit and how much area you own all have a bearing on how it is valued. Since there is no association fee, you would be responsible for maintaining the adjacent area. So you would want to be certain that the configuration benefited you. I agree with all of the other reasons why it enhances the value such as more natural light, larger unit, etc. , but would need to look at the specfic situation in order to give a more conclusive answer.

When purchasing a townhome in the collegeville area it does add value when you purchase an end unit. The end units are more spacious and allow more light in. Some end units have the side entrance which is more appealing to buyers b/c it offers a little more privacy. The ones with the garages and finished basements also add more value. In many townhome communities, the end units often offer more living space. Regardless, theyl offer more natural light. All things being equal, most buyers deem them more desirable; the greater the desirability, the faster the sale. If you visit new home sites, you will see the end units the first to go. If the buyer believes it does, based on their criteria, then it does for the buyer. As far as a monetary value goes, the answer is always "it depends". Value can be defined in many ways.

Hi Alison, An end-unit does typically add some value to a house. I think there is one aspect about your question that you should, also, look at. The fact about the no association fee, may seem like a good thing, but sometimes it's not. When you have no association fee, not everyone takes care of their home like you may want them too. When you have an assoc. fee, typically, it includes landscaping and lawn care. This assures that the homes are taken care of in a timely manner. So, be careful in your search. Ed Carboy

Hi Alison: I think it depends on your location. What is next to the end unit. Typically an end unit will have additional square footage, thus holding a higher value. All other things being equal, Yes an end unit will be more desireable to most people and this means higher this market you need to be very aware of what each townhome developement is doing as a whole...also look at small singles in the same price range if value is a concern.

End Unit's do indeed have added value for a couple of reasons: 1.) Added Privacy, you only have one unit that you are sharing a common wall with. 2.) End unit's tend to be a little larger and have additional windows that allow more natural light in. However 3.) If the end unit is near a busy street with lots of traffic it could bring down the value somewhat.

Alison, End units tend to have a higher resale value. They also can be larger than interior units. Additional windows allow more light . Being on an end ,light and bright are selling points for many buyers.

End units will sell for more but likely won't apprciate any more in value than other units in development.

Most people prefer to buy end units. The builder usually charges a premium for end units. You may have a side yard, there may be more light and it would sell quicker if you want to sell it. But it depends on the location. It should not be enar a busy street etc.

sometimes it may add $10,000 to the comps if equal to the other units. Maybe more if bigger and better and has a great yard.

Hi Alison, the less walls you share, the better. Plus, it also depends on what your unit faces (street, trash, etc..).

All things equal, end unit definite add values. That's whyy you see people advertise end units.

Easier to sell, higher value.

What is the layout (floor plans)? What is the orientation (sunlight)? How close is the next building of units? Is the entry on the side or front? Where is it situated in relation to retention basin and/or community amenities? What are the additional cost(s) for end-unit specific upgrades? Without an association fee, what are the costs of trash & snow removal, lawn and exterior maintenace, etc?

Pam is absolutely correct. PLus end units often have additional lawn or patio space that interior units do not have.

Most buyers would prefer an end unit and for that it does ad value. As to a monatary value not very much but my guess would be it will sell faster that an interior unit is all things were the same.
