The best advice I can give you is to interview three Realtors. Ask them for their proposal to sell your home, then you run the numbers. If you can sell on your own, great. But if not, you have a plan B you can fall back on right away.
The reason I recommend this is that 85% of owners selling without professional representation list with a Realtor. 5% sell to someone they know, and 5% sell to someone they don't know. On average a buyer FIRST sees the home they buy with a Realtor 90% of the time (NAR Statistics).
So you would not be surprised to see that homes sold by Realtors sell, on average, for 16% MORE than those sold by owners without professional representation...because you are only dealing with 10% of the market.
