I have a condo at Panorama Towers ,strip view 1/2 way up . what would be a good sqft. price to sell.
2bed 1 and 3/4 bath 1100 sqft.

Hello Mike,
Do work w/ a Realtor who has experience in high rises. It is a slightly different animal than other types of properties. Advice from a specialist in this area will reflect the trends and buyer habits of high risers, and that is important.

Mike,

I forgot to mention one item to consider, be sure and find out if your agent is well educated in the Hi-Rise Condominium Market. This is a highly specialized area of real estate and not all agents are created equal. When interviewing an agent be sure to ask the following question no matter who you choose to list your property with...

#1 How many Hi-Rise Condominiums have you sold?
#2 Are you a full time agent? You do not want someone who is only selling real estate part-time. Find someone who needs to sell real estate to pay their own mortgage.
#3 What designations do you have? All that is required to sell real estate is 90 Hours of Class time and to pass the Real Estate exam. Designations demonstrate that an agent has taken NON-REQUIRED CLASSES in order to further their education and their careers. Look for agents that have the CRS and/or GRI designations as these require experience with a minimum number of sales and a great deal of class time.
#4 Ask agents how long they have been in the business. These day’s it seems everyone has a real estate license, however in today's demanding market you need an experienced agent that will market your property. Simply posting your property on the MLS is not enough.

Lastly be sure and interview at least 3 agents, make sure they show you examples of their past marketing efforts, provide references that you can call and beware of agent that over promise and under deliver. Most people choose the agent that charges the least commission and over promises on the price they can sell your property for.

Keep in mind prices are on the decline in Las Vegas and the longer it takes to sell your property, the more likely you will sell it for far less.

Hello Mike,

I would be happy to conduct a full Competitive Market Analysis for you at no cost; however more information is required to do this. Property condition, the exact level floor your on, upgrades, the time frame in which you need to sell, etc. are all factors that must be taken into consideration when determining a proper listing price for your Panorama Tower's property.

To put this into perspective if you said "What is my 1994 Lexus LS400 worth?" that would depend how many miles are on the car, what is the condition of the paint and interior, what features does it have, etc.
