Does anyone know the area south of Camden?

Asked by Jesse Kooker, Ewing, NJ Fri Oct 12, 2007

Specifically, Oaklyn and Collingswood. The home prices are right, but I am wondering if that if for a reason.

Good Afternoon Jesse,

If I hear what you're saying, it sounds like you are referring to the sections of Collingswood (and other towns) that literally connect to South Camden. It sounds like your research has showed you reasonable home prices in the areas right next to Camden, and you're wondering if there is a reason for this. Please correct me if I am wrong.

If that is your question - yes, there is a reason for this, and it is very simple. Location, location, location. While Collingswood is a wonderful town, the neighborhoods and other towns that directly connect in and around the Fairview section of Camden do have lower resale prices. You can probably see why this would be the case. There are many beautiful homes in West Collingswood/Oaklyn, however, the area is often viewed as "less desireable" by many people because of it's proximity to Camden, Route 130, white horse pike, The Heights Apartments, and the commercial corridor that exists in that area.

If you find a wonderful home for the right price, go for it! Hope that helped to answer your question.

Hi Jesse. I am a local Realtor with Long and Foster as well as a life-long Collingswood resident. I specialize in the Collingswood area. I have a family and we live right in town. It is a wonderful city..as well as Oaklyn. Collingswood has so much more to offer in the sense that we have soooo many great local restaurants and coffee shops as well as great, unique stores. I love it because for me, having a family, there is so much to do with the kids. Local history, shopping, events galore, Knights Park, Cooper River and the town really goes all out. Holidays times are the best. They decorate the Avenue (haddon) with lights and stream music through...its gorgeous. There is alot more I could tell you. They just have too much to do. Every season and holiday is marked with special events. Oaklyn is nice also,,,alittle smaller. Nice moderately priced houses in both areas, If you would like to know more from me..please feel free to contact me at the returned e-mail of Janice.Morze@LongandFoster.com! I would love to discuss your needs with you and help you find your perfect home! Regards, Janice

Jesse,

It is an up and coming area. Collingswood has gone through massive improvement over the last 10-15 years and is now an adorable downtown with an incredible restaurant scene and great boutique shopping. The homes in this area are older and some need work but many have been restored. It is a great community for someone looking for easy access to Philly, sidewalks, community, fairs, it is a great little corner of South Jersey.

Yes, there are specific reasons that many of the prices in those areas are at the levels they are. Give me a call fo more specific details. We market specifically in the southern NJ area (Camden & Gloucester Countires). If you are looking to move into those specific areas, we can help you find those hidden gems that would give you the greatest return.

There are some very inexpensive properties in that area. I work central and northern NJ, particularly the shore areas where prices are much higher.

You might try to call Melissa Anne Zebrowski, C21 agent at (856) 582-0366.
