Excelsior Quincy HighPoint - CityView

Asked by Dean, Boston, MA Wed Oct 10, 2007

Is anyone familiar with the Excelsior's condo in Quincy? The building finished in 2004 and some listings are priced at 20,000 above the original purchased price in 2005. Is that a reasonable price at this market? Also any input on the building or location would be much appreciated.

I THINK IT'S GREAT. OCEAN VIEWS ON FRONT SIDE, CLOSE TO BOSTON COMMUTE AND SOUTH SHORE PLAZA ALONG WITH SOME GREAT RESTAURANTS AND GOLF COURSE, I.E.
GRANITE LINKS AND MARINA BAY.

PRICES ARE VERY REALISTIC AND MAINTENCE IS GREAT.

Hello Dean,
I am very familiar with Excelsior in Quincy. Currently there are three units for sale, two 2 bedroom and 1 one bedroom. The best way to evaluate a price is not to use the listing price but use an average of all the sale prices of the type of unit you like that have sold within the past 3-6 months. Some of the units at Excelsior have very nice ocean views and some do not. The view will also figure into the listing and sale price. MLS shows that in the past 6 months there have been six sales and they all were 1 bedroom units. If you are seriously interested,, your best bet on a reasonable price would be to contact me for a more thorough price analysis.

I was the original listing agent on the property when it was sold as 126 condos. It is well built. If you need anything, please see my web site @ http://www.northcompass.com for my contact information.

Hi, I rented one of the apartments at High Point back in 2005. I have only good things to say about the complex. The gym is more than adequate, the pool is nice and the neighbors seemed friendly. As for the prices at Excelsior, I think that $20,000 isn't overly aggressive. I think the developer was anxious to get some of the units sold and may have priced them a bit below market at the time. You may not know, but the property is built on top of a capped dump. Let me know if you have any further questions. Take care, Jon

Nice building and nice area. As for pricing I would negotiate hard. if you are interesrted in still renting check out BostonForRENT.com or if you are really considering buying now look into MLShomeFinder.com for Quincy and surrounding towns. I like Marina Bay too, close to the city and really nice places, big variety and being right on the water is very cool if you like boats and sucj

thanks
