happens if they purchase after this date? Is there any kind of incentive for 2010?

At this time there is nothing that I have seen that would extend into 2010. But I would assume that depending on what is happening with the nation's economy, there will be proposals for programs that may assist Buyers.
You may also want to find out if there are any local incentive programs, or assistance programs for 1st time home buyers. I know here in Milwaukee County they have downpayment assistance programs for buyers that are within certain income levels.

Hi Maureen, nothing yet past 2009, but I guessing we won't be out of the woods come the end of 09 and perhaps it might be extended.
