If they've been around and with no referrences, that's not a good sign.
"Assume I were to select you to sell my home, discuss what steps and marketing plan you will perform to get from where we are today to getting the house closed."
Then listen and take notes and notice how confortable (or not) the agent is at explaining how they will promote, market, and sell your particular house. Listen for examples of other properties they have sold using similar techniques. Were they in a similar neighborhood, price range, style, etc.? Ask what they do differently today than they did last year, now that the market may have slowed. Using the same tools and technique in a different market requires different tools and techniques.
