What's is the one question to ask to find out if an agent is good and can sell my home?

I need to find a good realtor, so how to find if one is good?

Do you have referrences and can I call them. Talking with sellers who have had success with that agent should give you confidence in their skills. If they're new and don't have any, ask who they will be working with to help get your home sold.

If they've been around and with no referrences, that's not a good sign.

Assuming you have done your homework to ask neighbors, friends, and other realtors who they like the most in your area, a good first question might go something like this...

"Assume I were to select you to sell my home, discuss what steps and marketing plan you will perform to get from where we are today to getting the house closed."

Then listen and take notes and notice how confortable (or not) the agent is at explaining how they will promote, market, and sell your particular house. Listen for examples of other properties they have sold using similar techniques. Were they in a similar neighborhood, price range, style, etc.? Ask what they do differently today than they did last year, now that the market may have slowed. Using the same tools and technique in a different market requires different tools and techniques.

That's really a good question and I am not really sure that there is one particular question that will give you the information that you will want to know. I would ask for a copy of the marketing plan and discuss with the agent how each item on the plan will help sell your home. I would ask how many homes the agent has sold in your neighborhood in the past 6 months. Ask friends and family members or neighbors for referrals and ask them why they thought the agent was good. I would also ask about how the agent provides you with updates (how frequently). I wish I had the magic bullet question for you, but maybe some other agents on this forum will come up with better answers. In the end I think having someone who you know has done a great job for someone else would be your best selection criteria. Good luck.
