Debra Sortor, Both Buyer and Seller in 48045

My prior question, who attains the certificate of occupancy?

The house was not new and no new additions. It was built in the 80's I believe. The letter sent said my daughter was in violation of section 16.03 certificates of occupancy and building code pa230 of 1972 amendment. When we called other than not being able to answer our questions she was extremly rude. She said all foreclosed houses bought after 2007 had to have a inspection. If they knew this since jan 07, why do we get aletter now and only have 7 days to comply? We are very fustrated. My daughter is single mother of 2 struggling, its the last thing she needs. Thank you for your time . we will in the future be looking to sell. thank you

I agree with John; Warren started instituting the same procedure... I believe it's a four-part inspection and they'll tag a property even if the THINK it's abandoned, even if it's only vacant and not in foreclosure. This is ludicrous; just another way for the local jurisdictions to pad their coffers at the expense of a struggling public.

Debra, it sounds like an easy way to revenue enhancement. I had a buyer that purchased a bank owned home in Warren. The city had tagged the home for an inspection. She had limited funds also and it was a month from the time of closing until she was able to complete the repairs and move in. My buyer lived in Warren before she bought there and she told me that the city was doing this as a way to keep the neighborhoods from becoming blighted. I sincerely hope that the C of O is not expensive. Garden City charges $300 for a letter a buyer has to bring to closing and they are not allowed to occupy until the repairs are done.
