How common are termites in Lexington, MA? (1 out of 10 houses? more? less?)

Do buyers usually shy away from properties that disclose termite presence?

I am interested in buying a house that was recently treated for termites (all damage is fixed and house is treated), but not sure how to negotiate the price.

Sue, Termites are common. They love wood. The good news is that your home was treated. I am seeing many bank owned properties where the banks are no longer approving termite work. During the course of escrow there should be a termite inspection and termite report and here in CA. the buyer is required to sign off on it. The work is typically good for one year. If you are concerned about it, you can have it checked again next year. Termite work and the need to complete it, is often negotiated in the contract as far as having the work done and who pays for it. SInce it is already done you should be good.
