I believe that your house has to be off the market a couple weeks before you can apply for a loan.

With the recent rate decrease now is the time to take care of that re-fi. A competent lender can probably do the work for you in two to three weeks.

However, know that you need a COMPETENT lender. If you would like a referral to a top lender in your area, let me know.

each individual is different - it depends on your individual credit history, your debt to income ratio and other factors. You should take a few minutes to call a good reliable mortgage person and discuss it with him now. Interest rates got down to 4.25 with one point for an hour today for a conventional loan and 5 for fha loans, but to get those rates, you have to have already talked to your mortgage lender and have all your paperwork in place so they can lock you in the minute the rates float down to that level. Don't use an internet or 1-800 number you see on the late night TV shows or hear on the radio shows. Use a mortgage lender who is reputable and will be there tomorrow and the next day and who will sit down with you to work out the best loan package for you. If you are looking for a loan, your best bet is to check with a local and trusted mortgage company, stay away from internet lenders. You need to meet the loan requirements so the loan officer can tell you what programs you may qualify for. good luck with working things out.
