Mk, Home Buyer in Plainsboro, NJ

Who was the builder of the Cedar Glen community of townhomes in Farmingdale/Howell?

Asked by Mk, Plainsboro, NJ Mon Apr 6, 2009

There seem to be a lot of homes for sale in this community, and I think some of them are in foreclosure or short sales. How old is the community and is this area of Howell very rural? It seemed like those townhomes are the only "newer" homes around there, and we didn't see a grocery store??

Hi again,
Please see the below Comparative Market Analysis which will show you the 1 home under contract and 3 recently sold units in Cedar Glen.

It is hard to say whether or not the prices will continue to decline in the community. Cedar Glen has dropped considerably in price since they were built and are now a great value. Hopefully with the spring market approaching, interest rates at an all-time low and the $8000 first time home buyers tax credit they will begin to stabilize.

Feel free to contact me if I can be of further assistance.

Thanks for the info! What would the current value for these townhomes be? Do you think it will continue to decrease? It seems like some of the homes have been selling for up to 50K less than what people payed for them from the builder.

The builder was NVR, the parent company of Ryan Homes. The community was built in 2004-2005, when the home prices were higher, therefore the resale in the community has been hard. There are alot of foreclosures/short sales because people got in trouble and couldn't sell them for what they paid.

The area is a little "out of the way" from shopping however it is very close to route 195 and the GS Parkway, which makes it great for commuting. The section of Howell, where these are located, could be considered rural because there are not alot of new homes. This section has farms and alot of open space but on the flip side it only takes about 15 minutes to get back to stores and more heavily populated areas.

Let me know if you have any other questions or need help finding a home in the area.
