Any really great realtors in Lawrenceville?

We want to sell our house (like everyone else in the world.) What is the role of a good selling realtor and does anyone know of a fantastic one in L'ville? Any website that rates them?

It depends on what a "GREAT" Realtor means. Does selling many homes make you a great Realtor? Does selling only one home this year make you a bad Realtor?

You really want to sit down with the agent and make sure that you connect with him/her and he/she understands what you want and are willing to work with you.

Ask yourself this simple question: What is the most important thing to you? Many people want to save some money when they buy. Does the agent who sells many homes help you save money, or are you just one number in their statistics? Can the agent who sold only one home this year help you save money? It's probably a little bit more complicated. You will probably not go wrong, if you interview more than one agent.

I know I am late answering this question. A good realtor will have a good track record. Ask them how many homes they have personally sold this year or sold last year. Dont let them tell you we (as in my office with 100+ agents) have sold __ amount of homes. You want to know how many they have personally sold. You might be surprised but half of the agents in the Atlanta area only sold 1 home or less last year. the 90/10 rule definetely applies here. 10% of the agents sell 90% of the homes. Just do your research and get references from not only the agents past clients but talk to their current clients also. There's no real good answer to this question, like Mr. Nelms said, interview a few Realtors, ask questions, and ask to see their marketing plan in writing, a written guarantee of their services. A really fancy looking website is no good unless you have people looking at it so advertising is where the thing is.
Ask your friends if they can refer any agents, ask them questions about their experience working with them.

There are many GREAT agents in Lawrenceville...you need to find someone that you are comfortable with.

Yes...there are websites that rank agents and yes you can Google or Yahoo or search other search engines for key phrases to see which Realtors come up first, but that doen't mean they are great. Every page rank is based upon an algorithm and agents can target keywords or they can "post for points" by posting blogs which will rank them ahead of another agent. Because of this it is hard to say that there is a site that rates agents and can display the best agents. Take myself for instance, our team is number 8 out of an office of 300 plus agents...by that statistic we are not "the best", however we have only been in real estate for the past four years...many of the agents ahead of us have been networking and have built databases for the past 10 years. We feel that we are the greatest, however we don't really have a statistic to prove this. However, our office and other offices constantly ask us to teach classes on buing, selling/listing, our systems, etc....I believe that means something!

Our team consists of three individuals, myself, Brian Richterkessing (Listing Manager and Systems integrator) and Carl Martens (Internet Marketing and Operations Manager). Not many teams have an individual solely dedicated to interent marketing like we do...Carl comes from a background in this field and even has his own company providing these services to businesses countrywide. A really GREAT agent is hard to find, but with the right questions the average agent can be eliminatted. Here are some questions to ask:

Do you have your own independent web site and not just a clone web site provided by your company?
Do you have a good understanding of the local market?
Can you negotiate a contract for me with both good terms and a good price?
Do you have multiple web sites?
Do your listings appear on Google, Trulia, realtor,com and other real estate search sites?
Does your web site appear on the first or second page of search results?
What training beyond the pre-license course have you had?
Have you had Graduate Realtor Institute Training (GRI)?

Only 18% of all realtors have achieved the prestigous GRI designation. Andy Nelms has!

I'm an active realtor in the Lawrenceville area. I've had good success recently with getting homes sold in this tough market.

Since most buyers are on the internet you might type something like "Lawrenceville Homes For Sale" to see who pops up. The links that are actual agent's pages will be ones that understand (at least a litte) how to expose your home that way.

It's a bit self serving to say I know a great Lawrenceville Realtor, ME! I used to live in Lawrenceville and have quite a bit experience in L'ville. I see that you are most likely in the Collins Hill HS district and should have an easier time selling because of this.
