Paula, you are correct it is a loan. A loan with no interest and payable over 15 yrs. They can pay it off sooner if they wish. This credit can offset taxes that are owed or can be disbursed to the homebuyer as a refund.

The benefit for a first time homebuyer is that they will be able to recoup some of the cash that they expended up front. Plus, most homebuyers are cash-strapped after closing. Atleast they will have an option.

Homebuyers appreciate options in this market. I give my clients as much information and options so they can make an educated decision. This tax credit may not be for everyone but as real estate professionals, it's our duty to educate our buyers.

I dont' know if Chuck is a first time homebuyer or not, so I wanted him to know that the Tax Credit is not just for First Time Homebuyers.

Chuck, if you are a First Time Homebuyer, that meets certain income guidelines and the property meets program's requirements then you may be eligible for up to $35,000 down payment assistance from Orange County SHIP.

Down Payment Assistance (SHIP - State Housing Initiatives Partnership Program) is a second mortgage with no payment or interest. It is a 15 year deferred loan that becomes due if you rent, sell or refinance the property to take cash out.

Paula, thanks for pointing out the phone number up there, my browser is skype enabled and does funny things with it which is why it was greyed out.

On the stimulus $$, the reason it's a great deal is because although it has to be paid back, it is completely INTEREST FREE and can be paid back in small amounts over the next decade or so. However it's only for first time buyers I believe...

Chuck,

Many Realtors, Many opinions. That is what it is all about isn't it? Hope you can find one you are comfortable working with. A couple of suggestions, try and get a referral to an agent in Orlando using a Realtor contact in your area that you know and trust. If that is not an option contact a couple of Realtors here on trulia that are on this forum. You should email or visit their websites and ask questions of ea. You will get a feeling for the one that is best serving YOUR needs.

A word on this property. There are many good bargains out there right now and I am interviewing buyers at about 5-8 a week right now. It is my opinion that the smart buyers are starting to make buying decisions now, I have written two contracts this week and I am finding the best properties, at the best prices are going fast. You could wait, but you will not be getting the best choices. Just like a going out of business sale, the best selection is at the beginning, yes the prices will drop some more but the merchandise will be picked over at the lowest prices. Make sense?

Anyway, about this community you have found here. It is over full right now with bank owned, like every other one. The HOA is suffering and there will be some changes coming soon and I mean higher fees to live here to make up the deficit. I am sure we could find you a better choice in the same zip code with not as many negatives. Chuck - although I wouldn't buy a townhouse on a dare in Orlando just now, I took some time to look up the property and it is listed by a very good friend of mine should you still wish to proceed. If you click on the 'more details' link, it will give the listing agents name, email address and phone number.

Jacqueline, I heard that the stimulous pkg for homebuyers is really just a loan that has to be paid back... if that is true, I don't see how this is a benefit.

What Marcus says is true.
Trulia doesn't give us personal info, but Chuck posted his phone number on the email ;-) I'm sure by now you have recieved thousands of phone calls!

Chuck, if you want an agent that will give you an unbiased opinion based on what your needs and goals are, lf be worth it to buy now, wait a month, or what other options you have that would be in your best interest, let me know. I'm a certified real estate consultant which means although you may have to pay me a small upfront for my advise, but you won't make a huge costly mistake of hundreds of thousands of dollars that you may regret later.

Please contact me if you have any questions regarding financing for this property. As you may have heard, the stimulus package will increase the homebuyer tax credit from $7500 to up to $15,000.
