Jay Robinson, Home Seller in West Columbia, SC

There are 3 comparable houses for sale in my neighborhood. Should that discourage me from attempting to sell?

We are very interested in moving to Western NC but don't want to sell at a loss (just to get out!) What s the average time houses sit on the market? We live in the White Knoll area of West Columbia. The houses in the neighborhood are between $124,000 & $150,000. Should we go for it?

Other houses for sale in your neighborhood will help bring traffic into the neighborhood and to look at your property. Buyers, just as you were when you bought the house, are going to be looking for the best value home for their money. You can help that, with the assistance of a good Realtor, by ensuring that the house puts its best foot forward. Curb appeal, maintenance, get rid of clutter, etc. can all help attracting more people to your home and better offers so you can attain your goal of not losing any money?

Hi Jay....

You are in a great area to sell your property even in this market. You should write down the ten most outstanding features that attracted you to the property and focus on those. I'm sure you toured many homes before you decided on the one you now life in and those features will be the ones that attract prospective buyers. Your house is unique and you should focus on that uniqueness and everything else will take care of itself.

When you tour the homes that are similar to yours, pay attention to what they have not done to sell their home as well as what they did correctly. Is the outside manicured, Is the inside freshly painted and staged, Is the price where it should be? After you have looked at these things, ask your realtor to show you not only the Active and sold homes, but the Pendings. This will tell you where the buyers felt comfortable making an offer. That is where you should price your home . Be sure to do all the right thngs to get your home ready for buyers (staging, painting, landscaping ) and you should have no problems. Plan on it taking time to sell and when it sells sooner you will be pleasantly surprised.
Something else that helps sell your home is - LEAVE when you have buyers looking at your home. Many sellers feel it is important to be home. Bad idea! Buyers have a hard time looking at a home when the sellers are home.

Im coming up with more of 92 days on market with your price range, but the 104 days is also fair. White Knoll is a desired area and you should be able to sell without losing anything.

You can use the comparable homes to your advantage by pricing your home slightly below fair market. You will also want to emphasize any feature that makes your home unique from the other properties. Of course proper presentation of interior is also important. From July 1st 2008 to July first 2009 the average days on market for your price range in the 29170 zip code is 104 days.

Other similar homes in the local area will attract more traffic. As a matter of fact, if a couple of the them are over-priced, they will help your home sell.

Consult a Realtor, review their recommendations, then act now, if you are serious about selling.

I'm going to mirror JR's response because I too sold a home priced correctly with 6 other homes in the subdivision for sale.

If you are priced right with a good product, don't be afraid of competition, it brings additional foot traffic to your neighborhood -- what's wrong with that?

I once had a house listed in a subdivision of 6 houses. 5 were for sale at the same time! Only two, the ones that were priced correctly sold. The other ones sold those two. (Yes, mine was one that sold).

View the other homes if you have not already been inside of them. Try and do a realistic comparison. Are your floors in better condition. Do they have upgrades that you do not have. Are they larger or smaller. What condition is the landscaping in. Are there repairs to be completed. Now see where you fall in the pricing. Again be very honest with yourself. If you price your home correctly, make your landscaping pristine, with plenty of color, stage the interior and paint all surfaces that are in need of sprucing, you should have no problem selling your home.

Other homes for sale in your neighborhood can be a good thing, because they can help attract more buyers. You can also look at how long those houses have been on the market, list prices, and activity of those homes - just talk to them. Then talk to a realtor in the area to get more info.

There are several factors involved here that are not mentioned. You have to take into consideration the price you paid for the home, how long you have been in it, what condition it is in compared to other homes in the area, how many homes in the neighborhood are in foreclosure status versus being actively on the market for sale.
