Wow Manisha, that's a great question and there's not easy answer as it really depends on how old your house is and what features it has. Since you are in Cupertino, I am assuming you have AC and I would recommend annual maintenance of the heating and air unit. Many people never think of their HVAC system until something goes wrong. I would also keep all seals caulked and take care of anything that needs to be repaired. Don't wait as it will never get done and the list gets longer and longer and soon enough you have a lot of deferred maintenance that affects the value of the home. I would also clean the gutters at least once a year as you'll extend the life of the gutters significantly by keeping them clean. Change air filters quarterly. Look for signs of termite infestation. These are just a few of the most common items. When you purchase a house, you should have a whole house inspection done and I would ask the inspector to provide you with a list of maintenance items. When I bought my first house in the Bay Area, the home inspector gave me a nice binder with helpful information. I hope this helps.

It also depends where you live. I live by the ocean, so my list is undoubtedly different from someone who lives inland. If you are by the water in CA, email me and I'll send you mine. It, too, is long!

There is quite a list depending on the age and style of your house. A few things that need to be done on an annual schedule include replacing batteries in any battery operated smoke or CO2 alarms, a chimney sweep, replacing the filter in your furnace, cleaning gutters, deck maintenance, etc. It's a good idea to give the house a good walk thru to check for any evidence of water or pest damage, loose siding, rotting boards, loose caulking around tubs, sinks and toilets.

There is always something. This is why I recommend to all my home buying clients that they maintain a reserve account for the scheduled and unscheduled items every house requires.

You should have your place sprayed for bugs every month.

Painted every 5-7 years,

Faucets replaced every 5 years.

Best to do a property inspection every 3 years.

General home maintenance is very important. Your home inspection report is indeed a great place to start. Indoor and outdoor maintenance are both critical. Keeping gutters cleared helps eliminate issues potential roofing issues, keep trees large bushed trimmed to reduce issues with pests and damage resulting from wind, periodically changing and cleaning filters, having your chimney cleaned, inspecting and/or changing appliance hoses (especially washers and dryers and dishwashers), draining your water heater, etc. are all good general maintenance items. You can often find handy lists online that offer more complete lists.
