Are there any areas around Raleigh NC that sales have not droped?

Hi Ken,

There are many neighborhoods in and around Raleigh where home values show steady growth. While I was showing homes yesterday, the majority of the neighborhoods we looked in had an appreciation rate of over 3% in the past 13 months (this was in the price range under $200,000). While the actual number of homes sold decreased around 37% in the MLS, many areas are still seeing property values rise. Higher price ranges were hit a little harder, it seems (partially due to overbuilding which out-paced demand and economic factors, of course), so a lot of it depends on the price range and the specific neighborhood.

I have a list that is updated as market conditions change that tells the names of the top appreciating subdivisions by area in Wake Co. Prices in Cary are generally quite stable and some subdivisions have appreciated, too. Apex has generally held its value well, too. Of course houses that were over-priced when they come on the market will always have to be reduced to sell - even in a super hot market. I'm happy to provide a detailed analysis if you'll provide a bit more data about areas that interest you. . .

There are areas around Raleigh where pricing has not dropped and in some cases have even appreciated. In most all areas of Raleigh the number of sales have dropped but not always the pricing. If you are interested in the statistics and/or information about any area in particular feel free to contact me.
