There are many neighborhoods in and around Raleigh where home values show steady growth. While I was showing homes yesterday, the majority of the neighborhoods we looked in had an appreciation rate of over 3% in the past 13 months (this was in the price range under $200,000). While the actual number of homes sold decreased around 37% in the MLS, many areas are still seeing property values rise. Higher price ranges were hit a little harder, it seems (partially due to overbuilding which out-paced demand and economic factors, of course), so a lot of it depends on the price range and the specific neighborhood.
