Is capital view a safe/up & coming neighborhood for a single female?

I just recently relocated to Atlanta from New York City (Harlem). I'm a single female and I'm looking for a 3bed/2bath Intown for around $200k. I saw a great house in Capital View on a really great block. The surronding area looks a little "sketchy" and I wanted to know if this is an area that is up and coming and also if it's safe for a single woman. Harlem, NY is also going through a revitalization and I LOOOOVED my's just a little scary to come down south and so many of the areas I'm interested have "hit or miss" blocks. Your comments are appreciated. Thanks.

Crystal, The reality is any part of Intown Atlanta has certain urban elements that require you be mindful of your envrionment - especially coming from a larger urban area like New York. Sylvan Hills, Capital View and others are great, but my favorite is Capitol View Manor. It's next to Capitol View and has a phenomenal quality of housing stock - Bungalows and Tudors. The neighborhood is insular in that all traffic has to come back out onto Metropolitan and they have the new park being developed! I've sold many homes in Capitol View Manor, as many intown Buyers are not even aware of it, but once they see it, they fall in love with it. Hope this helps!

Crystal, I think the best way to find out is to go straight to the police department. They will give you the number of calls to the area if you give the local station a call. The Atlanta area is very hit or miss, I'd rather you get the answers from the pros re: crime.

Have you thought about taking your search about 20 mins outside the airport to get into a safer area with a bigger house? You might search Fayette County (it is known for one of the top school systems in GA so resale is great)

My wife, daughter, and I live in Capitol View and we couldn't be happier with our decision to buy a house in the neighborhood. Each street is lined with houses, some in great shape and others in need of a little love, but the area is a real gem. It's squeezed between Perkerson Park and the Beltline, and is poised to explode in value when the market bounces back. Yes, there's an element of crime, but it's hard to avoid that in any Atlanta in-town neighborhood. I feel perfectly safe here and love my short commute to work downtown (it's so close, I can usually bike to work in less than 20 minutes). I'd recommend visiting our homeowner's association meetings if you want to know more. We also have a yahoo group (capitol view homeowners) where people discuss the neighborhood. Good luck!

Hi Crystal, Capitol View is definitely up an coming but in a slow period now, which is a perfect time to buy.
The location is great - downtown and airport in less than 10 minutes and Perkerson Park within walking distance. Major interstate in 5minutes. I like Capitol View Manor (just across Metropolitan Pkwy)better as it seems to be a little further along than Capitol View. Most transitional areas are going to be "edgy" you just have to find the one that fits your comfort level. I think an investment in this area will definitely pay off in the next 3-5 years. Note.....I'm biased as I have just rehabbed a home in Capitol View Manor. Good luck,Greg

Capitol View is a small but vibrant neighborhood which is located just South of downtown Atlanta and originally had a view of the State Capitol Building. The homes are historic bungalows and brick Tudors built primarily in the 1930's

There is Capitol View and Capitol View Manor. Metropolitan Ave is the street that separates the two neighbors, Capitol View Manor is to the east between Metropolitan and I75/85 and Capitol View is to the west bordered by the railroad tracks along Murphy Ave. and Dill Ave to the south.Capitol View Manor has many brick Tudor styled homes which were built mostly in the 1930's. Capitol View, on the other hand, has more wood frame houses from the 1920's, the Bungalow style.The area has undergone a lot of change. I think you will be happy there. I am familiar with Capital View. The houses are great. Many of the homes were built by the same achitects that built in the Virginia Highland area. The area is coming along but it is a slow process. The area is still lacking the retail development to allow it to take off. You will have to drive a fair distance to find a good grocery store, cleaners, drug store, etc. If you are patient, you could find yourself with a fair amount of appreciation, but it may take a while. As far as safety goes, you can check the stats or chat with the police in the area or potential neighbors.

Good advice on the police station Kimberly.
You could also hang around on a Saturday or Sunday afternoon when people are walking their dogs or outside working on their yards. You will be able to see who lives in the neighborhood and maybe strike up a conversation about the neighborhood.
